While patio homes are a popular style of housing in other parts of the country, and even in the northtowns of Western New York, they are not typically seen in Springville. But that’s about to change thanks to the new East Hill Villas being built by B&B Homes.
“Over the years, we were approached by ‘empty nesters’ looking for a different housing option, something all on one floor,” said Bill Gugino, owner of B&B Homes, of filling a need for this type of housing in the village.
B&B Homes has been in Springville for 20 years, although Gugino has worked in the business for 40 years. The company builds homes all over WNY, from Chautauqua Lake to Ellicottville to right here in Springville.
East Hill Villas, located on East Hill Run Road off Route 39, will consist of 26 homes — 22 will be “attached” style, with two homes sharing a common wall, and the remaining four which will be detached. The attached units will be 1,200 to 1,300 square feet. The detached style will be 1,300 to 1,800 square feet. The villas will be available in two and three-bedroom options, and feature two full bathrooms, a laundry room, full basement, attached garage, open floor plan, covered front porch and covered rear patio.
The homes will benefit from a Home Owners Association (HOA) that will take care of things like lawn maintenance and snow plowing. There will also be a new nature trail constructed along the perimeter of the development.
If it sounds like the new home you’ve been waiting for, this Saturday is your chance to check out the first completed home when B&B Homes will hold an open house from noon to 2 p.m. Stop by and check out 155-159 East Hill Run Road, get a tour of the home and get a feel for the lovely village setting, as we all know “location is everything.”
